• Property visit to assess rental potential and advise on property preparation and legislation.

• Advise on legal matters

• Provide information on available insurance policies

• Advertise / market the property.

• Accompany prospective tenants to view the property and carry out personal interviews.

• Vet suitable tenants and take full references.

• Prepare a detailed inventory and report of condition.

• Collect a security deposit prior to occupation and lodge this with an approved government scheme.

• Collect rent and pass this on less our management fee.

• Provide a detailed monthly statement of account.

• Visit the property internally every three months and provide a written report.

• Arrange for routine maintenance work to be carried out up to an agreed limit.
